The Bail Réel Solidaire, an answer to real estate pressure
UNITI and SAGEM have launched construction of the Soleïade residence, a Bail Réel Solidaire scheme for affordable home ownership.
Real estate developer UNITI, in partnership with SAGEM, has launched the construction of the 'Soleïade' residence, located in the Lones district. This operation is the first for UNITI to use the Bail Réel Solidaire (BRS) scheme to combat strong real estate pressure on the coast by facilitating homeownership for households and workers employed in the area. 'For almost fifty years, SAGEM has been supporting local authorities in producing housing adapted to the needs of the territories.
The residence is part of this approach by allowing local households to access homeownership in a quality living environment, while guaranteeing a harmonious integration into its Mediterranean environment,' explains Charles Ignatoff, Managing Director of SAGEM.
LEVER FOR HOMEOWNERSHIP Faced with a market where finding housing is becoming increasingly difficult, the program offers a concrete alternative. 'The Bail Réel Solidaire makes it possible to offer housing at prices 30% to 40% lower than those of the open market. This mechanism is based on a dissociation between ownership of the building and that of the land: buyers become owners of their apartment while the land remains the property of an Organisme de Foncier Solidaire (OFS).
This dissociation guarantees that the housing remains affordable in the long term, including during future resales, thus creating a stock of sustainably accessible housing,' Charles Ignatoff continues.
'The Soleïade program is a human-scale residence, comprising 44 apartments ranging from T1 to T4. Designed to integrate harmoniously with its environment, it adopts a sober and elegant architecture of Mediterranean inspiration. Each home benefits from large terraces or private gardens, opening onto landscaped spaces planted with local species.
In order to preserve the quality of the living environment and outdoor spaces, parking spaces will be built underground,' adds Stéphane Oria, founder and Chairman and Chief Executive Officer of UNITI.
The operation embodies the shared vision of UNITI and SAGEM, a real estate development player for over 40 years, for sustainable and inclusive housing. This project aligns with UNITI's strategy which aims to develop innovative solutions to support local authorities in their housing policies.
Delivery of the entire development is scheduled for summer 2027.
