Twenty Campus, a response to rental market pressure
Groupe Sergic is opening a 202-unit Twenty Campus residence in La Valette-du-Var for the 2026 school year, offering fully inclusive services.

Faced with the growing attractiveness of the Toulon university area, student housing remains a central challenge in supporting campus dynamics. It is in this high-demand context that Groupe Sergic announced the establishment of its serviced residence concept, named "Twenty Campus", in La Valette-du-Var. This real estate complex, scheduled to open for the 2026 academic year, strengthens the local offer with a significant capacity.
Located in a green setting, close to the Coudon massif, the project was designed by the Ober Architecte firm. The residence will offer 202 furnished housing units, ranging from studios to one-bedroom apartments.
The developer's objective is to simplify the residential path for students by offering a "turnkey" solution. Beyond simply providing a roof, the project is defined as a true living space, designed to foster both resident independence and conviviality within the facility.
The premises include numerous common areas designed to structure the social and studious life of tenants. The plans thus integrate shared workspaces (coworking), a relaxation room, as well as the logistics infrastructure necessary for daily life, such as a laundry room and a secure bike room.
ALL-INCLUSIVE SERVICE The distinctive feature of the Twenty Campus concept developed by Sergic lies in its semi-hotel approach. The economic model is based on a range of services integrated into the rent, saving students from managing multiple additional contracts.

Among the included services, the group highlights the provision of breakfast served in the cafeteria, presented as a "pillar of identity" for the brand. The offer also includes regular housekeeping of the units, unlimited Internet access, and the on-site presence of a residence manager, the main contact point for tenants ("Big Brother").
A dedicated mobile application allows residents to manage their administrative procedures, communicate with the management teams, and follow the news of the residence.
Behind this project is Groupe Sergic, a family-owned and independent company founded in 1963. A historical player in real estate services, the group has diversified its activities over the decades, covering the entire value chain: property management and development, co-ownership management (including a pioneering online offer), transactions, investment, and operation of serviced residences. The company, which has more than 1,200 employees, has extended its reach beyond the French borders with an established presence in Canada and Maroc.
With this Var project, Sergic confirms its development strategy in the specific segment of student housing, positioning its residences as vehicles for social connection in line with its motto of "making places generate connections".
